I hope you all enjoy your new website. It was created (free of charge to the Association) by CCAM. We hope this creates another resource to help improve communication. On this page we will include any new information for your community. The calendar page includes dates of upcoming social events and clubhouse reservations. All of the other pages are self explanatory. A couple of notes:

  1. The Covenants & Design Guidelines were re-done to make them more "reader friendly".

  2. You will need a password to view the financial information. To receive the password, please email me at propertymanager@ccamsc.com and allow me at least 48 business hours to verify that you are a homeowner and reply back with the password. The password will change periodically throughout the year and I will notify you when it does.

I hope you will find this website useful & informational.

UPDATES:

I had an opportunity to meet with the developer last week and I got a couple of updates and approvals for work to be completed at your community. (Remember, CCAM is not allowed to spend over $500 unless it was approved in the budget or approved by Village Park Homes.)

APPROVED WORK TO BE COMPLETED:

  • Rotted wood boards at entry fence will be replaced and painted.

  • Upgrades to the landscaping including new plant beds, more pine straw and repairs needed around the new sidewalks installed.

  • Another trash can at the pavilion. A fence will be installed around it by Village Park Homes (VPH).

ITEMS WAITING FOR APPROVAL

  • New pool furniture - chaise lounges, chairs, four tables and umbrellas.(I'm expecting approval on this any day.)

  • Brick columns installed at the entry of Cambridge (similar to what you see at the entries of Avondale & Bellmeade).

  • Security camera repairs in the clubhouse.

ITEMS GATHERING QUOTES FOR WISH LIST

  • Upgrades to the security cameras at gates.

  • A shade canopy over the playground.

ITEMS VPH WILL TAKE CARE OF

  • Damaged storm drain replacements.

OTHER UPDATES

  • A new security company (Coastal Security) was hired and will be on pool patrol beginning next month. We have included having the security company to ask non-homeowners fishing in the lagoons that are reported to CCAM to leave when they are on-site.

  • Additional speed signs & "children at play" signs have been ordered.

  • One more "no fishing-residents only" sign has been ordered for lagoon closest to the clubhouse.

  • Awaiting approval from the Town of Bluffton for another exit on Bluffton Parkway.
